Vacation Policies
Our property management and vacation rental division has been the most trusted name on the Barrier Islands for 82 years and we are known for having some of the nicest homes from the edge of Island Beach State Park to Lavallette. Every home is legally licensed by the Township and conforms to established zoning, occupancy, fire, and safety codes. Our rental specialists will guide you thru the process of selecting your rental according to your needs.
PAYMENT
Once you have chosen the perfect home and the dates are all set, a 40% deposit of the total rental sum is due within 3 business days to secure your reservation. Along with your initial deposit, an $149.00 non-refundable reservation fee is due. Payment for the deposit may be in the form of check, money order, or Echeck. The balance of your rental and security is due forty-five (45) days prior to occupancy.
LEASE AGREEMENT
Once our office receives payment, a lease agreement will be sent to you (via email, fax or ground mail) which requires your signature.
CHECK-IN/CHECK-OUT
On the day of your arrival, keys must be picked up at our office no earlier than 3:00 PM, check-out time is the following Saturday at 10:00 AM.
LINENS/FURNISHINGS
All of our rental properties are fully furnished and are supplied with kitchen amenities such as pots, pans, utensils etc. Linens are not provided, and an inventory list will be provided to you with your lease so that you can bring the proper size bed linens.
DAMAGE FEES
All homes are freshly cleaned and sanitized for your arrival and should be left in the same condition upon lease expiration, reasonable wear and tear excepted. If property is not left in good condition, a charge will apply.
CANCELLATIONS
In the event of cancellation, you will need to notify our office in writing and your week will be opened up in our system. As long as the week you have reserved is rebooked in our system the booking deposit will be fully refundable less the reservation fee. If the week you have reserved is not rebooked you will still be responsible for the week you have reserved.
